Floodwater is not the same as a leak
Floodwater and sewage backup carry contamination, so the crew treats them as Category 3 water. Carpet, pad and drywall that touched it are usually removed, not dried. A clean supply line break starts as Category 1 and is usually dried in place.
The difference also affects insurance. The Massachusetts Division of Insurance says standard homeowners policies do not cover flood, and that a water backup or sump pump endorsement may provide some coverage, so check your declarations pages.
When water is spreading in Sudbury
Call our line now. It is answered around the clock, including overnight storms, and crews travel from Framingham, roughly seven miles south.
If the water came from outside, stay out of it and keep children and pets away. If it came from a pipe, close the main valve. Avoid wet outlets and the panel, and call 911 or the utility for any electrical or gas risk.
Flood or leak: how the work and the claim usually differ
This is general information. Your policy decides what is covered.
| Cause | Water category | How it is usually treated |
|---|---|---|
| Burst pipe or failed appliance line | Category 1 or 2 | Extraction and drying, often covered when sudden and accidental |
| Rising river or groundwater in the basement | Category 3 | Removal and sanitizing, usually excluded without flood coverage |
| Sewer or drain backup | Category 3 | Removal and sanitizing, covered only with the right endorsement or flood policy |
Sudbury's flood plain overlay and your rebuild
Sudbury's zoning includes a Flood Plain Overlay District drawn from the FEMA flood insurance rate map for Middlesex County, covering mapped Zone A and Zone AE areas. The rules restrict new building and fill in the mapped floodway.
If your lot is in or near the overlay, ask the town Building Department before you rebuild after a flood. The rules can affect how much you can change, so keep the crew's written scope and ask before work begins. Our flood damage restoration page explains the cleanup side.
If water is still spreading in Sudbury
The right first move depends on the source.
Outside water
Do not wade through floodwater. Stay upstairs, keep children away and wait for the crew before entering a wet basement.
Pipe or appliance
Close the main valve, then open a low faucet to drain remaining water from the line.
Electric and gas
Leave wet panels, outlets and any gas smell alone. Call 911 or the utility before you call us.
Photograph the damage
Take wide and close photos of the water line on the walls and the items affected for your claim.
Great Meadows and the Sudbury River wetlands
The Sudbury River runs through Great Meadows National Wildlife Refuge in Sudbury. Wetlands slow and store river water, but they also keep groundwater high on lots nearby.
If your property sits close to wetland, expect a damp basement after long rain and keep a working sump pump with a battery backup. Our water mitigation crews dry the structure after a failure, and you can read how in that page.
Two water systems: the town and the district
Sudbury's public water comes from the Sudbury Water District, an independent body created by state legislation in 1934. It is separate from the town and its Department of Public Works. The District office is at 199 Raymond Road, phone 978-443-6602, and its treatment plants are on East Street and Raymond Road.
Use that split when you call. A leak in the street main goes to the District. A break inside your house is yours to shut off, and we handle the cleanup. If you have a private well, tell the dispatcher.

Sudbury has one ZIP code, 01776, and we cover all of it, from the Sudbury River and Great Meadows side to the Raymond Road and East Street areas.
Look up your address on the FEMA flood map and ask the town Building Department. The overlay follows mapped Zone A and Zone AE areas, so do not guess from the lot's appearance.
Flood and some private policies cover water backup through drains only when flooding is the underlying cause. Check your declarations pages for a sump pump or water backup endorsement and ask your insurer.
If water is rising, move to a higher floor and call 911 for any danger. Do not enter a flooded basement, because electrical and contamination risks are real.
Water still spreading? Call (508) 446-9244 and a dispatcher answers around the clock.
